Existing Facility Assessments

The existing facility assessment is a comprehensive overview of the project. We measure and document the existing building condition, site conditions, utilities, and structural conditions.

Jurisdictional Assessments

Fully understanding all the potential implications of the design process through research is essential to a successful project. Most cities have a Planning Department, which review your project to ensure it meets all the requirements set forth within their municipal code. We complete a formal code analysis, identify regulatory agencies and their requirements in order to assist you in fully understanding the submittal requirements for the city. Should the project require any type of special approval, we can prepare the required documentation.

Variety of Conceptual Designs

The conceptual design will set the parameters of the project. We work directly with you, the client, to ultimately contrive a program and direction for the project.

Project Analysis & Programming

In the schematic design phase the conceptual design is created. Working closely with you to develop a program based on your needs and requirements, we will assist you in establishing the parameters of the project.

Exterior Renderings

Based on what was determined in the program for the project, we can deliver a comprehensive site plan, floor plan, sections, elevations and renderings.

Universal Design

Ensuring your project complies with accessibility standards is our top priority. We verify that existing site and building conditions meet the accessibility requirements. If the existing site conditions fail to meet the accessibility requirements, we provide creative solutions to meet the code standards. We also provide you with a complete study to ensure the design itself complies.

Begin to lay out building systems and select materials.

Interior Design

In the design development phase we bring your design one step closer to reality. We work closely with you to ensure our design intent is what you imagined it to be. Depending on the project itself, we start to introduce elements into the design such as materials, furniture, doors, windows and millwork.

Interior Renderings & Color Boards

Conditional to the project, once materials have been selected, we apply them to the model. We then provide you with interior renderings showing the relationships the materials have to one another, and a color board to help you fully grasp the interior architectural design intent.

Consult with Professional Engineers

At this point in the design process we consult with our engineers (Structural, Mechanical, Electrical, and Plumbing) to confirm the project’s design can be constructed as desired. This is essential to ensure the ultimate outcome of the design is what you requested.

Develop a comprehensive set of documents including specifications, details and materials.

Construction Document Production

Construction Documents begin the set of drawings from which your project will be built from. With that in mind, we produce a set of architectural drawings, which can include some or all of the following: Site plan, Code Plan, Floor Plan, Finish Plan, Reflected Ceiling Plan, Interior Elevations, Exterior Elevations, Perspectives, Sections, Details, and Schedules.

Specifications

In addition to the architectural drawings, we can provide specifications which clearly depict how to install or apply finishes and materials. This will help to confirm that your general contractor is designing your project the way it was intended in the architectural drawings.

Quality Control Services

We have a series of checks and balances put into place to make sure your drawings are clear and concise. Every project is drawn by one of our production staff employees, and then fully reviewed by a project manager.

Construction Document Submittal & Permitting

We will directly send or expedite your plans to the review agencies, which were established in the ‘Jurisdictional Assessment’ in the pre-design phase. This can include submittal of the construction document set, proper permit applications, and potential review fees.

Bidding Phase

We are here to assist you through any or all of the bidding phase of the process. Depending on the project, we can assist you through providing the applicable drawings needed, as well as answering your questions to make sure the bid for your project is accurate and comprehensive as well.

Addenda, RFIs & Submittals

We issue addenda’s and responses to requests for information (RFIs) in a timely manner. If your project changes slightly during the construction or requires further explanation, we will work with you to be certain your contractor has the details required to accomplish the changes.

Construction Observation

We can act as your representative during the construction process. Our employees are readily available to assist your general contractor with any clarifications they may need while building your project.

Post Construction Evaluations

We can perform services at substantial completion of the project, such as a punch list. This allows the general contractor time to fix all the discrepancies we find prior to your grand opening.
