MICHAEL WILKUS

PRINCIPAL / ARCHITECT

Mike is your quality assurance and quality control (QAQC).

Mike created Wilkus Architects in 1990, and has been actively growing the firm ever since. Mike's vast knowledge in restaurant & retail design contributes to an experienced staff practicing across all 50 states, Canada and abroad. Mike's role on your project will be focused on verifying the contents of your permit documents, and confirming your project is ready for submittal.

JIM SULTANY

ARCHITECT

Matt will be your main point of contact through the design process.

Matt grew up at Wilkus Architects and has been an active project manager since 2005. Matt helped establish the firm's relationship with Wingstop with a thorough understanding of the Wingstop Brand. Matt's role is to get you familir with the firm's workflow, and assist you throughout the design process into construction.

Kevin is your backup and able to help you at any stage of the process.

Kevin has been with Wilkus Architects since 2011, and joined the Wingstop team early on. His role on your project focuses on getting your store through design development and construction documents. 


OUR WORKFLOW | UNDERSTANDING THE DESIGN PROCESS:

STEP 1: PRELIMINARY PLANNING

Welcome to Wilkus Architects! | The preliminary planning phase introduces you to your project team. At this point Wingstop has already helped you select a location and sent you a letter introducing you to Wilkus Architects. Once we receive notification from Wingstop that the introduction letter has been sent, either Matt or Kevin will contact you to introduce themselves and answer any questions you may have. We look forward to working with you and Wingstop on your new Restaurant!

Drafting a Proposal for Professional Services | Before we can send you a proposal for your new restaurant, we need to ask a couple of important questions: 

  • What is the address of your new location?
  • What is the overall square feet of the space?
  • Do you have any existing drawings, or documents on the building?
  • Have you completed a site survey?
  • Will you need Mechanical, Electrical, Plumbing and Structural Drawings also?

Once we've had the opportunity to discuss these items, we will complete our proposal for your review & approval. If you have any questions on the proposal, pricing, or schedule you can contact us.

STEP 2: SCHEMATIC DESIGN

Understanding the Project | During the schematic design phase, you will develop a schematic layout with Wingstop. Once you agree on a scheme, Wingstop sends the layout to Wilkus Architects for review & production.

While Wingstop is creating the schematic layout you should be reviewing Wilkus Architect's proposal, gathering the existing building information and making arrangements to submit your retainer.

Once Wilkus Architects receives the approved schematic layout, a signed copy of the proposal, your retainer payment and all the required shell building information they can start producing the permit & bid drawings. We cannot proceed into the permit document phase if we don't have all the required items, so make sure to submit everything as soon as possible to keep your project on schedule.

STEP 3: PERMIT & BID SET

Creating the Permit Drawings | Now let's focus on producing the permit & Bid drawings. This phase includes multiple steps, all of which are play an important role in the design process.

  • Officially starts the project
  • Reviews the schematic design for code compliance and accessibility
  • Coordinates with consultants: Mechanical, Electrical, Plumbing, Structural and Kitchen Hood (varies per project)
  • Completes the Permit & Bid Set

What you get: Location specific construction documents ready for plan review, Equipment Specification Booklet, Compliance Forms and Structural Calculations (Optional). Our documents are distributed to you via electronic PDF submittal as well as hard copies shipped 2nd day air directly to the address of your choosing. We also upload the permit document package directly to Wingstop's FTP site on your behalf to start the bidding process.

STEP 4: PERMITTING & BIDDING

Submitting for Plan Review | Now that you have all the required documents for permitting, what's next? It's time to select a contractor and submit for plan review. As an additional service, Wilkus Architects can also submit your drawings for plan review on your behalf. If you would like to add this service to your contract, all you need to do is call us. We would be happy to help you out.

During plan review the respective city/county reviews the permit documents for compliance, ensuring everything is in order. If they have any comments or questions about the drawings, they should contact us for clarification. If any changes need to be made, Wilkus Architects will revise the drawings and resubmit them on your behalf.

STEP 5: CONSTRUCTION ADMINISTRATION

Permit Approved! | Congratulations! Your plans have been approved by all city/county departments, and they have issued you a permit. Now construction can begin. The following diagram illustrates how to handle communication during the construction phase.

Now that you are open, we would love to offer you some free advertising! Exposure is everything, and Wilkus Architects has hundreds of followers on six different social media networks. We would love to help share your story.
